This is a group of three 7 story buildings erected about 1962-1964 located just behind Carlingwood Mall. They are owned by an investment fund. Because the buildings are only steps from Carlingwood Mall the landlord has a continuing captive audience of seniors and residents on social assistance. The buildings are not poorly maintained, they are not slum buildings. But they are not upscale in any manner. The supers are responsive and often will attend a service request same day. The recycling rooms are attended both morning and evening. You can almost always find some of the maintenance staff wandering about and they are approachable. The staff in the management office change frequently in part as they use these buildings as a training location since the elderly residents do not tend to challenge matters very often. But the staff are polite and responsive in my contacts with them. It is a non-smoking property and they take that seriously. I have not had a noise issue since renting the apartment. On the 16 units on my floor 12 are retirees and 2 on social assistance. Just be aware that your newly renovated apt may still have the original kitchen and bathroom decor. The policy is repair not replace. It is classic 60's dated. There is an AC cutout in all living rooms. The units have 100 amp service and 40 is set aside for the stove. So you have to be careful about power management. You can easily trip your breakers, which are old style glass fuses still. So get pop fuses or else! The laundry rooms are somewhat sad and very overpriced for cost of a load and dryer both $3. They get an exterior wipedown once a day but not more detailed cleaning. If you were renting today a 1 bdrm is about 1900. Very, very expensive for what you get. No AC, no washer/dryer or dishwasher. I pay 1450 a month as I rented some time ago and am under rent control.
